Choosing the Right Realtor

Real estate 101, whether you’re a buyer or a seller, selecting the right REALTOR is IMPORTANT! Just because your next-door neighbor used a REALTOR from an office down the street doesn’t mean that same REALTOR will have the connection you need for your buying or selling needs. So be aware, be prepared, and make sure you know what you’re looking for! Experience does not mean that the REALTOR calls all the shots! Your REALTOR works for you! It is not the other way around. Below is a list for Buyers and Sellers of questions and things you should look for when selecting the right REALTOR.

5 Steps for Selecting the Right Agent to Sell your Home

  1. What are your Current Prospects? You need to identify some prospects by asking friends, neighbors, and family for referrals. Search the Internet for blogs, websites, and newsletters the include valuable information about buying and selling homes
    1. Good real estate companies know that giving consumers rich valuable information that people can use to make informed decisions is just another step in adding value to their life
    2. It says a lot about the real estate company and the lengths they will go to in order to ensure the individuals they deal with are happy
    3. Companies who are purposeful in creating informative blogs, newsletters, and articles usually have VERY high standards when it comes to how they serve their clients. It means with everything they do, they know the most important part of their business is you
  2. Interview your Prospects. Don’t be afraid to ask touch questions
    1. Make sure that the agent has a wealth of information ready and available for you.
    2. The agent should have a comparative market analysis prepared and ready for you and know enough about the current conditions of the market
    3. This helps you determine the selling price for your home
    4. Someone who is prepared, is someone who cares
    5. Be VERY AWARE those ads you see on the sides of buses, on the benches at bus stops, and on the grocery shopping carts with gimmicky quotes on them about getting the highest price and fastest sale “USUALLY, SOMETHING TOO GOOD TO BE TRUE” is too good to be true
    6. What you want and need is an agent who is honest and not one who talks fast and promises the world
  3. Who is the Agent Working for? Are they a DOUBLE AGENT
    1. If the agent you are working with is working both ends of the deal, meaning dual agency
    2. If this is the case, essentially what happens is the agent lists your home and additionally brings in the buyer
    3. Kind of an oxymoron if you ask me
    4. Why
    5. Because the seller wants the highest price and the buyer wants the lowest price which is a conflict of interest
    6. Again, honesty, integrity, and transparency should be very important to you
    7. Make sure you know just whom you are dealing with
    8. And whom the agent works for before you make your decision
  4. Does the Agent Employ Talent
    1. Good agents have assistants, marketing specialists, and a team of knowledgeable agents who are ready to help you ANYTIME
    2. A Real Estate company like Town Real Estate has a whole team of talented real estate agents

    4. So when it is time to market a home for sale you can count on their team

Today’s market is not like it was 20 years ago! No longer does the Sunday morning new paper work, nor do people turn to items like this to make their home buying decisions! There are so many way in which a real estate company can market which comprise both online and offline mediums! So when you select an agent to sell your home make sure you know just how they plan on marketing your home… House flyers, online ads, monthly newsletters, email farming and print farming… etc. etc… Just make sure you know they have a plan and a strategy that will get you noticed by the right buyers!
